How do you prepare for a pre-delivery inspection?
How to prepare for a pre-delivery inspection of a new flat in Delhi NCR: builder permission, power and water, what to bring, and what happens afterwards.
Before a pre-delivery inspection, confirm access with the builder and ask for power and water to be available. Bring the floor plan and specifications so you can compare the flat with what was promised.

Ask the builder for a date and permission
Start with the builder, because the flat is still in their hands. Ask for the date the flat will be open for inspection, whether they allow an outside inspector, and who from their side will let you in. Ask the builder about permitted visiting times and whether a representative must be present.
Make sure power and water are on
Fittings can only be tested when the supply is on. Ask the builder to switch on electricity and water for the visit, so switches, sockets, taps, drains, flushes and the geyser line can all be checked. If the supply is off, those items can only be looked at, not tested, and the report has to say so.
What to bring
Bring the papers that say what you were promised:
- the floor plan of the flat;
- the builder's list of fittings and finishes (the specification sheet);
- any snag list the builder has already shared;
- keys or access cards, if they have been handed over.
Who should be there
Be there yourself, or send someone you trust, so you see the defects in person. If the builder's representative is present, they hear the findings at the same time, which makes the fixes easier to agree.
What happens after the visit
You receive a written report of the defects found, as a PDF on WhatsApp after the visit, to share with the builder. Defects are easier to get fixed while the flat is still with the builder, so send the report before you accept possession. After the builder fixes the listed defects, compare the repairs with the first report. Ask whether a follow-up inspection is available and what it costs.
When to call an inspection
Arrange the inspection as soon as the builder gives you a handover or inspection date, and before you accept the keys. Pre-delivery inspection (PDI), home inspection in Delhi NCR.
Once the builder offers an inspection date, request a callback to discuss the visit and access arrangements.
