The Complete Home Inspection Checklist — A Buyer's Guide

01.Structural & Civil Checks

Inspectors begin with the bones of the house — load-bearing walls, beam alignment, slab levelness, plumb checks of vertical surfaces, visible cracks (categorized as hairline, settlement, or structural), and signs of past repair. Hammer tapping detects hollow plaster and loose tiles.

02.Plumbing & Water Systems

Every faucet, shower, drain and flush is tested under load. Inspectors measure water pressure (should be 1–3 bar), check drainage slope, run leak tests on concealed pipes, inspect overhead and underground tanks, and verify hot water from the geyser line.

03.Electrical Safety Audit

MCB ratings are matched to room load, earthing resistance is measured, every switch and socket is tested, distribution board (DB) wiring is inspected for proper labeling, and load balancing across phases is verified for 3-phase connections.

04.Waterproofing & Moisture Mapping

Bathrooms, kitchens, terrace and external walls are scanned with moisture meters and thermal cameras. Hidden seepage from neighboring units, terrace pooling, and bathroom waterproofing failures are documented with photos.

05.Finishes & Snag Items

Paint coverage, tile alignment, door/window operation, lock function, kitchen cabinet hinges, false ceiling sag, and woodwork termite signs are all noted. The final report ranks every issue by severity: critical, major, minor.
