01.Why Top-Floor Apartments Always Leak First
Builder-grade brickbat coba and a thin layer of cement is what most Delhi NCR terraces get. After 4–6 monsoons it cracks, water seeps into the slab, and the top-floor flat ceiling starts dripping. Pre-monsoon waterproofing is far cheaper than post-monsoon ceiling repairs.
02.Choosing the Right Membrane
Three options work in NCR's climate: APP membrane (torch-applied bitumen, lasts 8–10 years), liquid polyurethane coating (seamless, 6–8 years), and EPDM rubber sheet (premium, 12–15 years). Choice depends on terrace use — walking, garden, or unused.
03.Slope, Drains and the Often-Missed Parapet
Even the best membrane fails if water pools. Inspectors check that the terrace has a 1:100 slope toward drains, drains are clear, and the membrane runs UP the parapet wall by at least 6 inches. Most leaks happen at this parapet–slab joint.
04.What It Costs in Delhi NCR
Expect ₹50–₹120 per sq ft depending on membrane type, terrace condition and prep work needed. A standard 800 sq ft terrace costs ₹40,000–₹95,000 fully done. Compare that to ₹2 lakh+ to redo a leaking ceiling and ruined interiors.
